At October asking prices, a 60 m² apartment in a newer building cost almost AZN 11,800 more than the same floor area in older housing. For a tenant the difference was AZN 12 a month. FinFly calculated both figures from the Azerbaijan Chamber of Appraisers’ October medians.
What 60 square metres buys
The median asking price was AZN 2,888.9 per square metre in newer buildings and AZN 2,692.3 in older ones. The monthly rent gap was just AZN 0.20 per square metre: AZN 10.83 against AZN 10.63.
| October 2026, modelled for 60 m² | Newer building | Older building |
|---|---|---|
| Asking price, AZN | 173,334 | 161,538 |
| Monthly asking rent, AZN | 649.80 | 637.80 |
| Annual rent / price, before costs | 4.50% | 4.74% |
The same report puts the median monthly rent for a whole apartment at AZN 1,000 in newer buildings and AZN 700 in older ones. That AZN 300 gap includes homes of different sizes. The AZN 12 calculation holds floor area constant and applies each segment’s median rate. Neither comparison isolates the effect of a building’s age.
The rent needed to match the older apartment
At an asking price of AZN 173,334, the newer apartment would need to rent for about AZN 684 a month to match the older apartment’s gross rent-to-price ratio. That is about AZN 35 above the October benchmark for 60 m² in the newer segment.
In October the new-build sale price index rose 1.4% from September, while rental rates fell 1.8% in both segments. The calculations exclude vacancy, repairs, tax and negotiated discounts. A buyer comparing actual properties would also need to match neighbourhood and condition; an asking price is not a completed sale.
