Average UK private rent reached £1,406 a month in September, up 3.8% from a year earlier, according to the ONS bulletin released on October 21.

The average house price was £273,000 in August, an annual increase of 0.9%. Both latest estimates are provisional. The timing differs: the rent figure relates to September, the purchase-price figure to August.

The comparison shows different rates of change across two parts of the market. It does not establish a rental yield: that requires matching the price and rent of comparable properties and accounting for ownership costs.

Slower house-price growth is not automatically relief for tenants. Their immediate budget depends on the monthly payment, rather than the speed at which their landlord’s property increases in value.
