New residential property prices in Tbilisi rose 5.9% year on year and 1.5% quarter on quarter in the third quarter. Geostat published the figures in its October 23 housing-price release.

The index covers newly built flats and detached houses in Tbilisi only. It is calculated in Georgian lari using advertised asking prices rather than completed transaction amounts.

That scope matters. The result cannot be applied to all Georgian property, existing homes or the return on a particular apartment. A local-currency price increase is also not automatically an equivalent dollar gain.

For prospective buyers, the index is a guide to market direction. Assessing an individual property still requires comparisons by district, construction stage and condition. An aggregate index cannot replace that work.
