Singapore’s private residential price index rose 1.4% in the third quarter, compared with 0.5% in the previous quarter, according to URA’s October 23 release.
Developers sold 1,183 homes, down from 2,141 in the second quarter. That series excludes Executive Condominiums and does not represent the full resale market.
FinFly calculates the decline in these developer sales at approximately 44.7%. Lower transaction volumes and a rising price index are not contradictory: they measure different aspects of the market.
Prices, buyer activity and the mix of available properties need to be considered separately. A sales-volume figure alone cannot establish that all property is becoming cheaper, just as a higher price index does not prove equal demand for every development.
