The Chamber of Appraisers of Azerbaijan has published July data on the real estate market. A unified trend has not yet formed, but several key segments show steady growth and high activity.
The most notable rise is in the land market in Baku. Prices increased by 4% month-on-month and by nearly 23% compared to the base period. This confirms that interest in land remains consistently high, transactions are completed quickly, and demand continues to support the market even with moderate discounts.
New apartments also maintain their status as the most liquid segment. The index rose by 1.7%, and the average time to sell is about 20 days. The price structure remains stable, making this segment predictable and attractive for buyers and investors.
In the old housing stock, the situation is calm. A slight decline in the index does not change the overall picture—prices remain stable, and the level of discounts is the lowest among all segments. This indicates that ready-to-live apartments with infrastructure continue to hold steady demand.
In the private homes segment, a slight correction is observed, related to changes in the supply structure—more properties in peripheral areas are coming to the market. Commercial real estate and garages experienced the most noticeable price declines, reflecting sellers' adaptation to current market conditions and a more flexible approach to negotiations.
In the rental market, dynamics are mixed. In new apartments, rental rates decreased slightly, while private homes maintain a high index—partly due to the summer season and an increase in premium villa offerings. In commercial rentals, demand remains, but deals are often concluded with more significant discounts, showing market participants' efforts to adapt to current conditions.
July results demonstrate that the market is not moving in one direction but is forming different trajectories depending on the segment. Land and new apartments remain the most attractive directions for capital, the old housing stock shows stability, and commercial properties and garages show flexibility and sensitivity to real market conditions.
