Combined house prices across Australia’s state and territory capitals fell 4.7% in the third quarter, according to Domain’s October 22 property report.

Every capital recorded a decline. Perth fell 7.4%, while the combined unit-price measure dropped 3.5%. These are results from a particular market study, not a uniform change in every Australian property’s value.

A lower asking or purchase price does not necessarily make buying more affordable. Higher financing costs or a smaller approved loan can offset part of the benefit from a cheaper property.

Nor does one quarter’s decline describe every owner’s outcome. That depends on when they bought, the type of property and local demand. An aggregate market measure is a useful reference, not an individual valuation.
