An increase in demand for housing has been recorded in the suburban settlements of Baku.
As reported by FinFly, according to real estate experts, due to the demolition of dilapidated buildings, citizens are increasingly preferring to buy housing outside the central districts of the capital, which directly affects price dynamics.
Expert Elnur Farzaliyev noted that currently prices for houses and land plots in such settlements as Mashtaga, Kurdakhany, Govsan, Pirshagi, Ramana, Lokbatan and Zykh remain affordable. However, ongoing infrastructure work and development prospects for these areas make a price increase inevitable.
According to the specialist's estimates, along with the demolition of dilapidated housing, the seasonal summer factor will also stimulate the market: he expects prices in these areas to rise by 10-15%. Meanwhile, in the autumn months, a slight correction may be observed on the market — a price decline of around 5%.
